Eleven named condo communities line Tybee Island, from oceanfront resort complexes with pools to small villa courts a block from the beach. Condo stays are Tybee's lock-and-leave option — pool in the morning, porch-free maintenance, and parking passes that solve the island's hardest problem.
Condo communities spread across the island's ends: the Savannah Beach and Racquet Club, Lighthouse Point, and Bay View Villas cluster on the north end near the lighthouse; Tybee Lights sits on the Mid Beach oceanfront; and the pier-end options — Sandpiper, DeSoto Beach Club, Brass Rail Villas, Captain's Watch, 17th Place, and Beachside Colony — put you closest to restaurants and activity. A condo stay trades the cottage porch for practicality: no yard work between visits, shared pools in season, elevators in some buildings, and — often — a Tybee parking pass included, which matters more on this island than almost anywhere else. Buildings vary widely in age and style, so the community matters as much as the unit.
Community by community
The eleven communities, profiled
Every named condo community on Tybee, with its location and what to check. Availability changes week to week and unit by unit — the profiles describe the community, not a specific unit.
Beachside Colony
Oceanfront, south end
The island's resort-style complex — oceanfront buildings with pools and on-site dining, closer to a hotel experience than any other Tybee option. Best for travelers who want beach, pool, and restaurant without ever getting in the car. Ask about which building faces the water and which face the parking side.
Savannah Beach and Racquet Club
North end, beachfront
A long-established beachfront community on the island's north end, walking distance from the lighthouse. The racquet-club name is from another era, but the beachfront location is real: sand out the door, the lighthouse visible up the beach. Units range in vintage — photos and recent reviews matter here.
Lighthouse Point
North Beach
North Beach condos with beach access and pools, a short walk from the Tybee Island Light Station. A practical choice for families who want the quiet end of the island with pool days built in. Confirm elevator access and which unit level you are booking.
Brass Rail Villas
South Beach area
A smaller condo community near the South Beach attractions — pier, pavilion, and the Tybrisa Street restaurant strip are all within easy walking distance. Villas rather than towers, which suits guests who prefer a lower-key building over a resort complex.
DeSoto Beach Club
Beachfront
Beachfront condo accommodations with the sand as the front yard. The community's draw is directness — no crossover walk, no street between you and the beach. Ask about the specific unit's floor and view line, since beachfront buildings vary unit to unit.
Tybee Lights
Mid Beach, oceanfront
Oceanfront condos on the island's central beach — quiet-sand mornings with the lighthouse down the shore. The middle position means both ends of the island are a short drive. A fit for guests who want oceanfront without pier-end crowds.
Bay View Villas
North end, waterfront
North-end waterfront condos facing the water on the quiet side of the island — coastal views and sunsets rather than Atlantic surf. Popular with guests who want water views without beach-crowd noise, and with paddlers and birders who use the north end's calm water.
Sandpiper Condos
Oceanfront, near the pier
Oceanfront stays a short walk from the pier and restaurants — the combination of front-row sand and walk-to-dinner that defines the pier end. Expect the most activity of any condo location on the island, especially on summer weekends.
Captain's Watch
South end
South-end condo stays convenient to beach activities and the pier area without sitting on the busiest blocks. A middle option between the resort complexes and the small villa courts. Confirm parking passes here in summer, when the south end's lots fill earliest.
17th Place Condos
South Beach area
Condo accommodations in the South Beach area, close to the pier, shops, and restaurants. A straightforward choice for guests prioritizing location over amenities — walk to dinner, drive nowhere, beach access close by.
Sea View Condos
Close to the beach
Smaller accommodations close to the beach — a fit for couples and solo travelers who want a compact, simple Tybee base rather than a full house or a resort unit. Ask about the view, since smaller complexes range from beachfront to a block or two in.
Getting around
Distances from each community
From the north-end communities
From Savannah Beach and Racquet Club, Lighthouse Point, or Bay View Villas, the lighthouse, Fort Screven batteries, and the north beach are a walk of minutes. The pier end is a short drive south.
2-10 minute walksEasy — flat island streets
From the pier-end communities
From Sandpiper, DeSoto Beach Club, Brass Rail Villas, Captain's Watch, 17th Place, or Beachside Colony, the pier, pavilion, and Tybrisa Street restaurants are walkable from most units — the island's only true walk-to-dinner zone.
3-12 minute walksEasy
Any community to downtown Savannah
All eleven communities sit within the same island reality: downtown Savannah is a 30-40 minute drive plus parking. Condo stays on Tybee are beach-first trips with city days, not the reverse.

Practical details
Coffee, groceries, parking, and getting around
Coffee
The pier end has the island's cafés and bakeries; the north end runs on counter-service spots near the lighthouse. Most condo stays start mornings in-unit — kitchens and coffee makers are the condo advantage.
Grocery
The island's main grocery store sits near the south end, close to the pier-end communities and a short drive from the north end. Plan the main grocery run on your way in from Savannah.
Parking
Tybee enforces paid parking island-wide, and many condo communities include a parking pass with the rental — confirm the pass, and how many vehicles it covers, before booking. It is the single most valuable line item on a Tybee condo stay.
Getting around
There is no island shuttle. Pools, beaches, and — on the pier end — restaurants are walkable; everything else is a short drive or bike ride. Rideshares reach the island from Savannah with a wait on the return.
Honest trade-offs
What to know before you book a condo
Condo living solves real problems on Tybee — parking, pools, lock-and-leave simplicity. It also introduces questions a cottage stay never has. Ask them before you book.
Buildings vary in age and upkeep
Tybee's condo communities span decades of construction, and unit-by-unit renovation varies even within one building. Recent photos, recent reviews, and specific unit numbers are worth more here than community reputation alone.
Pool and amenity rules are real
Shared pools have seasons, hours, and rules set by the community association, not the renter. If pool access is a reason you chose a condo, ask whether the pool is open for your exact dates rather than assuming a summer-adjacent trip.
Elevators are not universal
Some buildings have them, some do not, and a third-floor walk-up with beach gear is a different vacation than a lobby with a lift. Confirm the unit's floor and the elevator situation when you have anyone with mobility concerns or a family with carts and coolers.
Before you book
Questions to ask about any Tybee condo
Does the rental include a Tybee parking pass, and for how many vehicles?
Which unit number, which floor, and does the building have an elevator?
Is the pool open during my exact dates, and what are its hours and rules?
Is the view truly oceanfront, or ocean-view, or parking-lot-facing — ask for a photo from the unit, not the building.
Are pets allowed under both the listing and the community association's rules?
What is check-in like — keyless entry, lockbox, or an office with hours that may not match a late arrival?
